Tenants are responsible for minor maintenance and repairs resulting from normal use, routine upkeep, or misuse.
This may include (but is not limited to):
• Toilet handles
• Toilet flappers and internal toilet components
• Clogs caused by grease, wipes, sanitary products, toys, debris, or excessive paper
• Hair blockages in sinks, tubs, or showers
• Clearing minor sink or tub blockages
• Replacing sink stoppers and cleaning dishwasher filters
• Light bulb replacement
• Replacing smoke alarm batteries (where applicable)
• Replacing range hood or appliance bulbs
• Stove burner elements
• Refrigerator interior shelves damaged by misuse and defrosting of freezer vents
• Damage to appliance knobs and other due to force or impact
• Holes from mounting TVs, shelves, or heavy fixtures
• Damage from adhesives or improper wall anchors
• Nail holes beyond normal picture hanging
• Damage caused by furniture, pets, or guests
• Interior door handles damaged by misuse
• Patio Screen and blind damage
• Replacing lost keys or fobs
Repairs required due to:
• Negligent use
• Improper disposal of materials
• Failure to maintain reasonable cleanliness
• Unauthorized alterations
• Damage caused by guests
may be billed to the tenant.
If a contractor determines that a repair is required due to tenant misuse or neglect, associated service costs may be billed to the tenant.
Tenants may not:
• Drill into tile
• Mount heavy items without proper anchors
• Paint, wallpaper, or alter structural components
• Install additional appliances
• Modify plumbing or electrical systems
without prior written approval.
