When you moved into your suite, management reviewed the following with you and you signed off that you understood:
• Electrical breakers
• Parking stall assignment
• Garbage and recycling procedures
• Location of water shut-off valves
• Basic plumbing responsibilities
• Closet door adjustments
• Appliance operation
If you require a refresher on any of the above, please contact management.
As mentioned during the lease signing, you must contact FORTIS to set up your electricity.
When scheduling an internet service provider, you must verify a time with management during business hours. Not doing so may result in you needing to reschedule your technician.
At move-in, tenants were given the opportunity to receive either:
• A photocopy of their signed lease and condition inspection report
• Or photographs of the signed documents

Accurate contact information ensures proper delivery of notices and updates.
It is reccomended that you add an emergency contact
Tenants must provide one full clear month of written notice. This means you must provide notice by 5pm on the last day of the month before your 1 month notice. For example: If you wish your last day to be May 1st, notice must be received by April 30th.
Please note that your lease does no automatically finish at the end of the contract term- it becomes month to month, and notice is still required.
Text messages do not qualify as formal notice. Email or written notice is accepted.
• The suite must be fully vacant and clean by 1:00 PM on the last day of the month.
• All keys, parking tags, and garage openers must be returned.
• A move-out inspection must be scheduled during business hours no later than 1pm on the last day of the month.

The inspection cannot be completed until the suite is empty and keys are returned.
To ensure minimal disruption to other residents:
• Do not prop open building doors using building property.
• Be mindful of noise during moving hours.
• Do not block garbage bins at any time.
• Do not leave items in hallways or common areas.
• The elevator is not reservable and must be shared with other residents.
• Clean any debris left in hallways, stairwells, or parking areas during your move.
Furniture and bulk items must not be left on the premises.
Your security deposit refund is based on the condition of your suite at move-out.

Carpets must not be cleaned independently. Millbridge House arranges professional carpet cleaning through All Pro Carpet Cleaning. Charges are set by the contractor.
If cleaning is incomplete, cleaning services may be arranged and deducted from your security deposit.
Any cleaning not completed by 1pm on the last day of the month shall be arranged by Millbridge House at the expense of the tenant. To avoid monetary loss, it is reccomended you either follow the checklist provided, or arrange for a professional cleaner. Costs range from $35-$55 per hour depending on availability.
If management must arrange cleaning, standard charges may apply, including (but not limited to):
• Appliance cleaning
• Bathroom cleaning
• Window and track cleaning
• Blind cleaning
• Parking stall oil removal
• Additional cleaning billed hourly
Tenants may choose to hire their own professional cleaner.
• Do not leave personal belongings anywhere on the premises, including the parkade.
• Hauling fees may apply for abandoned items.
• Charges may exceed the damage deposit if cleaning or repair costs exceed the deposit amount, as permitted by RTB guidelines.
• Notify Fortis or utility providers of your move-out date.
