These guidelines form part of your Residential Tenancy Agreement and are designed to support a safe, respectful, and well-managed living environment
Only the tenants listed on the tenancy agreement may reside in the unit. Any additional occupant must receive prior written approval from management. Please do not give keys to unauthorized tenants. Doing so may result in being charged a building wide rekeying fee for the main entrances.
Tenants are responsible for the conduct, noise, and any damage caused by their guests.
With the exception of some older leases, Millbridge House does not permit pets or animals of any kind in rental units. Guests may not bring pets onto the premises.
Tenants must provide at least one full clear month of written notice. Example: March 31st for and April 30th move out.
Text messages are not considered proper written notice.
Email or handwritten notice is accepted.
Residents are asked to be especially mindful of noise:
• Before 9:00 AM
• After 10:00 PM
Loud parties are not permitted at any time.
Hallways and stairwells are not soundproof — please be respectful when moving through common areas. No playing or loitering in hallways or common areas.
The courtyard is available for low noise activities only. Please keep noise to a respectful level and supervise children at all times.
Rent must be paid in full on or before the first day of each month.
PAD (Pre-Authorized Debit) is the preferred method of payment.
Cash is not accepted. On occasion, pre-approved E-transfers can be sent to MHRental1@gmail.com
If late payments are accepted, a $25 late fee may be applied, plus any applicable NSF or banking charges incurred.
Please note, that according to the BC Landlord Tenancy Act, late rent of 3 or more times in a 12 month period can be cause for eviction.
Millbridge House is a non-smoking building.
Smoking of any kind is not permitted anywhere on the premises. Ashtrays are provided to ensure guests extinguish their cigerettes prior to entering.
No items may be hung from balcony railings. Laundry may not be dried on balconies.
Seasonal patio furniture is permitted.
Barbeques and live Christmas trees are not permitted.
Electric grills may be allowed with prior management approval.
Satellite dishes may not be attached to any part of the building.
The courtyard is available for use between 9am-10pm for low level noise activities. Noise echoes and can be disruptive to your neighbors. No throwing items such as frisbees or balls as they may damage windows. No wheels of any kind at any time to avoid damage to the vinyl (skateboards, rollerblades, scooters, bikes, etc.)
No garbage, furniture, tires, or unwanted personal items may be left in the building.
Large items must be taken directly to the landfill. No dumbing in halls, parking garage, or near dumpster.
Tenants are responsible for keeping their parking stalls clean. A minimum $25 cleaning fee may apply if management or contractors are required to clean a stall.
If you have items to give away or sell, you may post about them to the lobby and laundry room notice board. Please do not leave anything in the halls or lobby with "FREE" signs as it is against fire regulation for items to be left there.
Tenants must park only in their assigned stall.
One vehicle per stall.
Only one stall is gauranteed per unit. All other stalls are subject to availability. DO NOT get a second vehicle before verifying a parking spot with management.
Visitor parking is for visitors only.
Visitors may park above ground for up to 4 hours.
Management must be notified during regular office hours of visitor vehicle information and duration of visit.
Unauthorized vehicles may be towed at the owner’s expense.
Vehicles may not park in fire lanes or other tenant stalls.
Vehicle washing and repairs are not permitted on the premises.
Vehicles leaking fluids must use an approved oil mat.
• Do not tamper with smoke or heat detectors.
• Do not store combustible materials (gasoline, propane tanks, etc.).
• Monthly fire testing occurs in common areas.
• Annual in-suite inspections are required.
Never admit strangers into the building.
If you see a propped door, close it unless it is clearly part of a move.
All maintenance requests must be submitted in writing via the online maintenance portal or paper forms located in the lobby.
Tenants are responsible for:
• Light bulbs
• Burner elements
• Hair clogs
• Grease-related drain clogs
• Damage caused by misuse
• Holes from mounting TVs, shelves, or heavy fixtures
Unauthorized alterations (painting, wallpaper, structural changes) are not permitted without written approval.

Do not leave remote controls or valuables in vehicles.
Ensure the underground parking door is fully closed before proceeding.
Never allow unknown individuals to enter the building.
The intercom system may be off between midnight and 6:00 AM.
Do not let someone in unless you know who they are and that they are a lease holder. Even frequent visitors can become unwelcomed guests.
Do not buzz random apartments to gain access to the building. Please advise your guests of the same.
The landlord is not responsible for loss or damage to tenant belongings due to water damage, fire, theft, or vandalism.
Tenants are strongly advised to carry their own renter’s insurance.

Please do not disturb management at their private residence.
